Move In / Move Out Cleaning in Montreal

Fresh & Clean staff member mopping the floor of an empty apartment after a move

In Quebec, July 1st is still the big moving day, and most leases require a unit to be left clean for the next tenant or for the landlord. We offer a full move out and move in cleaning service, whether you need to leave a place in good standing with your lease or want a truly fresh start in a new home before you unpack.

What's included

  • Full cleaning of empty cabinets and drawers, inside and out
  • Deep clean of the kitchen, including oven and fridge if left on site
  • Full bathroom cleaning
  • Floor and baseboard washing
  • Interior window and sill cleaning
  • Dust removal behind and under appliances, where accessible
  • Unit left ready for the landlord's inspection or the new tenant's arrival

How a move in / move out clean works

  1. 1Timing it around your move. We schedule the clean right before handover or right after the previous occupants move out, to work within the tight timelines that come with July 1st or any other lease date.
  2. 2Full clean of the empty unit. With no furniture in the way, we clean every room thoroughly, including inside cabinets, the oven, the fridge (if it's staying), and closets that often get skipped during a regular clean.
  3. 3Checking against lease or move in expectations. We pay close attention to the details that matter for an end of lease inspection or for settling into a new place, like marks on walls, window ledges, and floors.

What affects the estimate

The size of the unit, meaning the number of rooms and bathrooms, is the first factor, a one bedroom doesn't take the same time as a five bedroom home. The condition the unit is left in also affects the estimate, a clean handover isn't the same job as a place that hasn't been maintained in a while. Whether the unit is fully empty or still partly furnished changes the time needed too, since we can work faster and deeper through an open space. Extras like cleaning appliances left behind or washing interior windows can also be added.

Who it's for

This service works for tenants moving out who want to meet their lease conditions, as well as new owners or tenants who want a genuinely clean space before moving in. It's also a good fit for landlords preparing a unit between two tenants. We also understand the tight timelines that come with July 1st, so we try to stay flexible to fit the clean between the previous occupants leaving and the new ones moving in.

Frequently asked questions

Does this cover what my landlord requires for end of lease cleaning?

In most cases, yes. This cleaning is built around the standard requirements of a lease that asks for a unit left clean, including inside cabinets, appliances and the bathroom. If your lease has specific requirements, let us know and we'll adjust the service to match.

Can I book this for a place I'm moving into, not just moving out of?

Yes, exactly. Many clients book this cleaning before moving into a new place, to start fresh before their furniture even arrives. It works just as well for a move in as it does for a move out.

Should I book before or after July 1st?

That depends on whether you're leaving or arriving. For a move out, we usually plan the cleaning once the unit is empty of your belongings. For a move in, we can come before your furniture arrives, which makes it easier to clean every corner properly.

Does the unit need to be completely empty before the clean?

Ideally yes, an empty unit lets us clean faster and deeper, especially floors and walls. If some furniture or boxes are still around when we arrive, let us know ahead of time so we can adjust our approach.

Does this meet the standard requirements of a Quebec lease?

We clean to the standard expected in most residential leases in Quebec (appliances, cabinets, bathrooms, floors), but since every lease can have its own clauses, check your specific lease or landlord's requirements before our visit.
